Dwellchecker is a buyer-first property condition tool at https://www.condition.homes. This page describes what the application stores. It is not a complete privacy policy.

What you can submit
- An email address, used to send a one-time sign-in link.
- An email address for the weekly update. A confirmation message is sent before you are marked confirmed, and each digest includes an unsubscribe link.
- Property addresses you add while signed in.
- Inspection files you upload. The upload route accepts PDF, text, JSON, and CSV.
- An email address when you invite someone to view a property.
Who can see a property
Property records are scoped to the signed-in account that created them. The owner can invite another person by email. An invited person can view the property. Only the owner can change it.
Services that receive data
Accounts, properties, inspection findings, and newsletter subscriber records are stored in PostgreSQL. Neon provides the Postgres database hosting. Inspection files are stored in private Vercel Blob. The site is hosted on Vercel. Sign-in links, subscription confirmations, and weekly digests are sent with Resend. When a PDF yields fewer than 50 characters of extracted text, OCR fallback is enabled in production and that file is sent to the Vercel AI Gateway using the model anthropic/claude-sonnet-4.5. The application code does not include an analytics package.
How long data is kept
The application does not define a retention period. Account, property, inspection, file, and newsletter records are kept until they are removed. Unsubscribing from the weekly list records an unsubscribe time and keeps the subscriber row. There is no in-app account deletion. A request to remove personal information can be sent to privacy@raam.dwellchecker.app.
Weekly email
Each weekly digest includes an unsubscribe link and this physical address in the footer: PO Box 744, Midlothian, VA 23113. A digest is not sent when that address is missing from the server configuration.
