Contingency clocks are short. Order matters.
Day 0–1
- Read the summary and every HIGH/CRITICAL finding once, calmly
- List questions for the inspector (ambiguities, missing photos, “further evaluation”)
- Flag items that block financing or insurance (roof, foundation, electrical safety)
Day 1–2
- Book specialists for anything that needs scoping
- Request seller disclosures that relate to those systems
- Start one credible cost band per material item (not five)
Day 2–3
- Decide: proceed, negotiate (with a number), or walk
- Write the ask as credits or repairs with clear completion criteria
- Keep cosmetic items out of the critical path
If you cannot get specialist input before the deadline, negotiate for time or walk — guessing is how buyers inherit someone else’s deferred maintenance.
